Buying a House with Solar Photovoltaics (PV)? Here’s what you need to do.

Buying a house is exciting, but it’s even more exciting when that house comes with a solar PV system. Having a PV system allows you to benefit from lower electricity bills, export payments and potentially Renewables Obligation Certificates (ROCs) [1], totalling hundreds of pounds per year!

When buying a house with solar panels, there are a number of steps you should follow in order to transfer ownership, so you can gain the full range of benefits that come with owning a PV system.

1. Contact Action Renewables to inform us of the forthcoming purchase.

We will send you three forms:
1. A registration form
2. An agent appointment form
3. A transfer of owner operator form [2]

We will also send you a customer pack, explaining your, Action Renewables’ and Ofgem’s role and responsibilities in the annual cycle of submissions and payments.

2. Send completed forms back to Action Renewables.

These forms have all of the required information to transfer ownership of the PV system. However, if there are any complications or we require additional information, we will contact you. It is simply a matter of updating our online system and gathering new information.

The ‘ROC year’ runs from 1st April to 31st March, so when a house sale occurs, the following year’s payment will be pro-rated between the previous and new owners. For example, if the house sale took place on 31st July, the previous owner will be paid for generation between 1st April and 31st July and the new owner from 1st August to 31st March.

3. Submit your ROC and export meter readings on 31st March each year, for the past 12 months of generation.

We will send you an email reminder and instructions on how to do this in mid-February. Following the March submission, we aim to make most payments in July. However, this is subject to Ofgem’s approval. In the first year, this payment will be pro-rated between the previous and new owner, but for the remainder of the ROC scheme, this will be the routine you follow.

Following a house purchase, the process of transferring ownership is straightforward, but must be done correctly. We look forward to welcoming you as one of our clients and aim to make the process of solar panel ownership as easy as possible!

[1] Providing the system was installed before 31st March 2017 and registered with Ofgem

[2] The transfer of owner form confirms the date of the house sale and should be signed by the previous and new owner.  If you cannot get both signatures, Action Renewables will require a solicitor’s letter to confirm the house sale, including the names of the parties and the date of the transaction.
